Whatever the weather outside — a cool mountain morning, a warm summer day, or a snowy winter afternoon — our indoor pool, with its consistently comfortable water temperature, is always available for you to enjoy. Panoramic glazing around the pool area creates the feeling of swimming right in the heart of nature.
🧖♂️ Finnish Sauna
Unwind after exploring mountain trails or enjoying an active day outdoors. Your private sauna, right inside the villa, is the perfect place to ease away fatigue, relax your body, and enjoy deep physical and mental rejuvenation.
🌿 Scenic Terrace & BBQ Area
The heart of your evening gatherings is our spacious open-air terrace. Everything is ready for you to enjoy a traditional Armenian barbecue or prepare a delicious charcoal-grilled meal while taking in the surrounding mountain views.
Terms of stay
House Rules & Guest Responsibility
Smoking: Smoking is strictly prohibited inside the villa, including bedrooms, the living room, and the pool area. Smoking is permitted on the outdoor terrace and balconies.
Children & Pool Safety: Children of all ages must be supervised by an adult at all times while in the indoor pool area.
Property & Damages: Guests are responsible for taking care of the villa and its contents. In the event of any damage or loss, guests are responsible for covering the full cost of the damage in accordance with the applicable price list.
Countryside Retreat & Quiet Hours: We kindly ask you to respect the peace and quiet of the surrounding area. Quiet hours are observed on the property after 11:00 PM.

Cancellation policy
General Rules & Check-in / Check-out
Check-in: From 3:00 PM.
Check-out: By 12:00 PM.
Early Check-in / Late Check-out: Available upon prior arrangement and subject to availability.
Capacity: The standard capacity of the villa is up to 9 guests. Accommodation of additional guests must be agreed individually prior to arrival.
Identification: Guests are required to present a valid identification document (passport) upon check-in.
Booking & Payment
Booking Guarantee
A prepayment is required to confirm and guarantee the reservation.
Payment Methods
Payment can be made by bank card through the booking system, by bank transfer using the provided bank details, or in cash/by card upon arrival.
Breakfast & Additional Services
Breakfast is not included in the standard accommodation rate and is available upon request as an additional service at 3,000 AMD per person.
Cancellation & Booking Modification Policy
We offer two main rate plans:
Green — Flexible Rate
Free Cancellation: Reservations can be cancelled free of charge up to 7 days before the check-in date. During high season and public holidays, the free cancellation period is extended to 14 days.
Late Cancellation: For cancellations made less than 7 days before check-in, the cost of the first night will be charged, or the amount of the prepayment will be retained.
No-Show: If a guest does not arrive and does not provide prior notice, the cost of the first night (or the full prepayment amount) will be charged, and the reservation will be cancelled.
Red — Non-Refundable Rate
When selecting the special Non-Refundable Rate, 100% of the total accommodation cost is charged at the time of booking.
In case of cancellation, date changes, or no-show, the amount paid is non-refundable.
Refund Policy
If a reservation is cancelled within the applicable free-cancellation period, the refund will be issued using the same payment method used for the original transaction. Refunds are processed within 5–14 business days, depending on the guest’s bank processing times.
